COLUMBUS, GA. — Atlantic Capital Partners has brokered the $48.2 million sale of Cross Country Plaza, a 304,735-square-foot shopping center located in Columbus. Anchored by Publix since 2011, the property was 95 percent leased at the time of sale to tenants including T.J. Maxx, Burlington and 2nd & Charles.

The W Cleveland's residential units will mark the first apartments under the W brand that are exclusively for-rent, rather than for-sale, residences. The project also represents the first W hotel in Ohio and Marriott International's first luxury hotel brand to open in Cleveland since the opening of The Ritz-Carlton Cleveland in 1990. Both renters and hotel guests will have access to 24-hour concierge services and other amenities, including a fitness center and spa.

MELBOURNE, FLA. — Eastwind Development has broken ground on The Aston at Longleaf, a 264-unit multifamily development in Melbourne, a city on Florida's Space Coast.

MIAMI BEACH, FLA. — IPA Capital Markets, a division of Marcus & Millichap, has arranged the $75.1 million recapitalization of The Monroe Hotel, an 89-room luxury boutique hotel underway in Miami Beach. Situated in the city's Faena District, the property is a $125.5 million redevelopment of 3010 Collins Ave. and is slated to open in 2027.

GASTONIA, N.C. — A joint venture between The Davis Cos. and Intersect Development Group has plans to develop a 462,000-square-foot industrial facility located at 2550 Jenkins Dairy Road in Gastonia, a western suburb of Charlotte along I-85.

MOUNT PLEASANT, S.C. — A joint venture between Procaccianti Cos. and Rugger Capital has acquired Charleston Harbor Resort, a 217-room hotel on Cooper River and Charleston Harbor in Mount Pleasant. The new ownership has tapped TPG Hotels & Resorts to operate the property and is considering a value-add program to boost revenue at the waterfront hotel.

JACKSON, MISS. — Northmarq has provided a Fannie Mae loan for the permanent financing of The District Lofts, a six-story, 261-unit apartment community located at 120 District Blvd. E in Jackson. Chimnay Bhatt, Cody Kirkpatrick, Noam Franklin and Brian Fisher of Northmarq originated the five-year, fixed-rate loan on behalf of the borrower, NorthRock Cos. The loan amount was not disclosed.

CHARLOTTE, N.C. — A partnership between Spandrel Development Partners and 7G Group has announced plans to add a 200-room W Hotel to 400 South Tryon, a redevelopment of a 1970s-era office tower in Uptown Charlotte. The new hotel will be situated on the first nine floors of the tower, along with an 18,000-square-foot rooftop bar on the 34th floor.

J.P. Morgan and Hudson Bay Capital provided construction financing for Phase II, replacing the project's existing construction loan while providing additional capital for tenant improvements. J.P. Morgan also provided the original construction financing for Phase I of the project, along with Monroe Capital. Sean Reimer, Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz and Dustin Stolly of Walker & Dunlop arranged the financing.

KNOXVILLE, TENN. — A public-private partnership between RISE: A Real Estate Co. and the University of Tennessee has completed Torchbearer Hall, a 1,024-bed residence hall development on the institution’s campus in Knoxville. The project is Phase II of a larger development plan that has delivered 3,000 beds to date. The property features a centralized hub with reception areas, staff offices, community kitchens and lounges. Additional shared amenities include study rooms, multipurpose spaces, resident gathering areas and laundry facilities. The development team for Torchbearer Hall included Niles Bolton Associates, Cope Architecture, Blaine Construction, Brailsford & Dunlavey, RBC Capital Markets and Provident Resources Group.
